A benefit of using tenant representation services is that your representative will know all of the properties on the market. We’re always keen to update our knowledge, so the PCG team recently visited one of the newest additions to the Sydney Commercial Real Estate market, One Wharf Lane.
The floors were well on the way to completion, before fitouts begin. It will be a dramatic change as the final touches are made.
One Wharf Lane is currently part of the new Four Points by Sheraton development, owned by M&L Hospitality. Unexpectedly, the largest hotel in Australia, will be changing management and rebranding as Sydney Hyatt Regency, commencing 1st December 2016.
The new tower is divided into hotel rooms and office suites and floors 17-25 are designated for commercial lease. As a boutique property, the floor plates are 720m2NLA, with a capacity for up to 70 staff. New tenants could choose to include meeting rooms within their offices, or if more suitable, make use of the hotel facilities, with meeting rooms and inhouse catering available.
The tower, directly behind the Darling Harbour precinct, has floor to ceiling glass to take in the uninterrupted views over Cockle Bay, to the west of the city and Barangaroo. With large amounts of natural light, the only problem you may have to manage, is staff distracted as they watch the city move beneath them.
The engineering of the building incorporates 5 Star NABERS rating. This has been attained with high performance glazing, state of the art and efficient low energy lighting and air-conditioning, a dedicated tenant condenser water loop and cooling tower.
The design team have focused on a contemporary design, which manages to complement the sandstone of the Dundee Arms Hotel right next door. End of trip facilities are available for keen cyclists or joggers.
Anyone who would like their business name to light up the sky, the opportunity for prominent sky signage is also available.
Full floor rental is an option and “split” floors may be negotiated. We look forward to seeing the completed project at the end of June 2016.
